Land Properties at and around Lake Anna
Lake lots are grouped into 4 principal groups: waterfront, shared waterfont, waterview and lake access lots. For a one acre lot, roughly anticipate spending $50,000 - $90,000 for lake access, $75,000 - $150,000 for lake view, $100,000 - $200,000 for shared waterfront and at least $200,000 - $400,000 for water front. There are no significant differences between private and public side costs. It is simply a matter of preference and availability. Prices are based on topography, view and water frontage (feet and depth). Both wooded and open lots are available. Please share any preferences with me.
Home Properties at and around Lake Anna
Homes start in the low two-hundreds for water access and generally in the four-hundreds and up for waterfront. Both homes and lot prices have risen significantly in the last few years.
Property Considerations
Some considerations are: Steep grade or gentle slope? Think about the water's edge-sandy bottom? Is depth important - how big will your boat be? Cove or main lake? Families with children or quiet nature-seekers may prefer a cove setting. Wooded (privacy) or open (view)? Do you have friends at the lake - are they on the public or private size? Do you get an assigned boat slip with your off-water lot? What about the community? What are the covenants and restrictions? There are approximately 130 communities on the lake - all different. Where will the well and septic go on the property? These are important considerations. Let me put my years of experience and extensive "lake knowledge" to work for you.
